Roof Inspection & Maintenance Program


From the moment it is constructed, a roof is subjected to agents, which act to break it down. Sun, rain, hail, ice, snow, aging, chemical and physical stress, building movement and temperature cycling are all at work and in all cases the effects are more or less harmful. It is not reasonable to expect a roof to endure indefinitely without some action to periodically repair or restore it to good condition.

An effective inspection and maintenance program is essential to improving the long term performance and reducing the life cycle cost of roofs. The detection and subsequent repair of minor defects at the earliest possible moment are key to effective maintenance. Together they can forestall major repairs or replacements and materially extend the life of the roofing system.

Recommendations would be to conduct a visual inspection each spring and fall to ensure that no obvious defects are present. A visual inspection would include but not be limited to;

Flat Roof


Ensure roof drains are clear and drain strainers and control flow weirs if required are present.

Ensure metal flashings are intact and secure.

Blistered and ridged field membranes.

Proper aggregate coverage.

Membrane flashings at vertical projections and openings.

Debris on field membrane.

Weather stripping at roof access doors.

Pitch pockets are properly filled and sloped.

Condition of masonry surfaces and evidence of efflorescence above the roof line.

Condition of mechanical equipment housing.

Evidence of ponded water.

Core samples of existing roofing if it is believed that moisture may have entered and contaminated the roof system.


Asphalt Shingle Roof


Ensure attic space is both properly and adequately ventilated.

Ensure shingles are in place and in good condition. Certain conditions may be due to underlying circumstances which may be of a more serious nature.

Ensure metal flashings are intact and secure.

Metal flashings are properly sealed.

Roof vents and plumbing vent stacks are properly sealed.

Miscellaneous openings such as skylights and hydro masts are properly sealed.

Masonry surfaces are inspected and deficiencies reported.

Eaves trough cleaned.


Note that some buildings with newer roofs may require only an annual inspection, the keeping of proper records and documentation of roof construction and construction dates are helpful in determining requirements.

Recommendations would be to conduct the roof inspections and repair any minor visible deficiencies at that time. A written report will indicate work completed and will also note any work required of a more serious nature that would require either/or a quotation or involvement of a roofing consultant or engineering firm.
